Charleston’s climate challenges wood floors. Outdoor humidity often stays between 70 and 90 percent. Hardwood floors perform best when indoor humidity stays between 35 and 55 percent.

When humidity rises, boards absorb moisture and expand. When it drops, they shrink. This movement can cause cupping, crowning, gapping, or buckling. Stable indoor humidity is the single most important factor in preserving heart pine floors.

Maintain Stable Humidity Levels

Keep indoor relative humidity between 35 and 55 percent year-round. Use a dehumidifier during the warm, humid months. Use a humidifier in drier winter periods if needed.

Monitor conditions with a simple hygrometer. Place one on each level of the house. Consistent control prevents most seasonal movement and cracking.

Clean Gently and Regularly

Grit and dirt act like sandpaper on the finish. Sweep or vacuum with a soft brush attachment often. This removes abrasive particles before they cause wear.

Use a barely damp microfiber mop for cleaning. Never soak the floor. Excess water can seep into seams, cause swelling, and lead to damage. Choose a pH-neutral cleaner made for hardwood. Avoid vinegar, steam mops, and harsh chemicals.

Choose finishes that suit historic character. Matte or satin water-based polyurethane offers durability with low odor. Hardwax oil finishes give a natural, period-appropriate look and allow easy spot repairs. High-gloss finishes often look too modern on old heart pine.

Address Moisture Problems Quickly

Watch for signs of water damage. Soft spots, dark stains, or musty smells need immediate attention. Fix leaks, improve ventilation, and dry the area slowly and carefully.

After any water event, avoid rapid drying with high heat. Controlled drying protects the wood better.
